At Primary General Contractor, we’ve streamlined our construction process to ensure clarity and ease through every step of your project. From initial planning to final touches, our tried-and-true process keeps our work on track and allows for the unexpected.

PROJECT OPENING

  1. Our project management team meets with Dan to begin laying out and planning your project from start to finish.
  2. A member of your project management team will reach out to schedule a pre-construction meeting at your home.
  3. Post-meeting, our team plans, organizes, and schedules your project to ensure a smooth process and adherence to budget. This includes ordering materials and scheduling based on lead times.
  4. You’ll make all design decisions now to avoid delays and streamline efficiency.
  5. We confirm a project start date with you.

PROJECT OPENING

  1. Work begins! Expect multiple on-site visits from the project manager during work weeks.
  2. You will receive progress reports throughout the week from your project manager.
  3. You can expect onsite working times to fall between 7 AM and 5 PM Monday-Friday.
  4. Schedule changes may occur due to weather, scope/design changes, or illness.
  5. Weekly invoices are issued, detailing any expenses against your deposit as per your contract.

PROJECT OPENING

  1. Our project manager will schedule a punch list walkthrough after substantial completion of your project to identify any remaining punch list items.
  2. During this walkthrough, we’ll collaborate to create a unified list of final details based on your list and your project manager’s observations.
  3. Your final punch-out items will be scheduled and completed.
  4. With the punch list complete, its time for final walkthrough, sign-off, and final invoice. (Additional requests after this point will be billed accordingly).

Are estimates free?

In most cases, yes! We love the opportunity to talk about process, timing, and financial details to help you make informed decisions about your project. Even if we don’t work together, we want to be a resource for you as you navigate the planning process.

 If we are creating estimates for a property you are considering purchasing (but do not currently own), or if the estimating process requires extensive discovery (hard-to-reach areas, removing pieces of the structure to find a problem), there will be a fee associated with the estimate. If that’s the case, we’ll always tell you in advance.

Our standard hours are Monday through Thursday from 8 am to 4 pm and Friday from 8 am to 3 pm, so we do not typically schedule meetings on the weekend or after hours. That said, there are special circumstances that may be approved on a case-by-case basis.

Our estimator is well versed in the many different aspects of the construction field, and a phone call can usually get us pretty far along in the bid process. However, until a site visit is scheduled, hard estimate numbers are difficult to determine. We always strongly recommend a site visit if possible.

We do everything we can to plan our work around the way you live – for most projects, that means you can still use parts of the space as we work. Kitchens can be a bit tricky in that regard, but we will work with you to minimize your downtime as much as possible.

We are sticklers when it comes to our quality control procedures. We hire experienced and reliable subcontractors, regularly inspect our work, and adhere to strict safety protocols and building codes.

We hand-pick our subcontractors based on their expertise, reputation, reliability, and past performance. Our project quality is only as good as the workmanship our subs deliver; that’s why we only work with the best of the best in New Jersey & Pensylvannia.

As your general contractor, we are responsible for staying updated on building codes and regulations, as well as obtaining necessary building permits and scheduling inspections to ensure the project complies with local regulations and codes.

Transparent communication is one of our service pillars. We will be in regular contact with you through meetings, progress reports, email and phone, keeping you informed about the project status and alerting you to any issues ASAP.
Construction projects are notorious for unexpected curveballs – it’s just the nature of the work. We’ll address changes by discussing options with you, providing revised estimates, and adapting the project plan as needed. Should unexpected challenges arise, we are quick to discuss any issues with you and create a clear solution and plan.

Here at Primary General Contractor, our warranty covers one year from the date of substantial completion. We reserve the right to correct any deficiencies after the 1 year period that are due to neglectful workmanship or other.
